All homes and buildings built, remodeled, or updated in GA must comply with the National Electrical Code, International Building Code, International Residental Code, International Plumbing Code, International Mechanical Code, International Fuel Gas Code, International Energy Code, International Fire Code, and all Georgia Amendments that are in force when the work was permitted.
Building codes are not new to GA 1989-1995 CABO ONE and TWO FAMILY DWELLING CODE

The deck is supported on brick veneer above the back  lintel and should be free standing. 2000/2006 International Residential Code section 703.7.3
The dishwasher is missing a water hammer arrestor 2000/2006 International Plumbing Code Section 604.9
The dishwasher electrical disconnect is not within sight of the appliance, and is not capable of being locked in the open position. 1999/2008 National Electrical Code article  422.31 (B)
The floor joists are not properly supported. Joists framing into the side of a wood girder or joist shall be supported by approved framing anchors or on ledger strips not less than nominal 2 inches by 2 inches. 1992/2006 International Residential Code section 502.6.2
The opening between the deck stair treads is over 4 inches. Open risers are permitted, provided that the opening between treads does not permit the passage of a 4-inch diameter sphere.2000/2006 International Residential Code section R311.5.3.3 
There are 1 1/2 inch gap between the roof decking and fascia board that is large enough to allow a rodent to enter. Buildings in which person live, shall be constructed to protect against the entry of rodents. International Residential Code section G2404.9.
The water heaters flue pipe is not shielded from the attic insulation. Where the vent passes through insulation a   26 gage sheet metal shield shall be installed to provide clearance between the vent and the insulation material. 2000/2006 International Fuel Gas Code section 502.4
The water lines in the attic are not protection from freezing.  Water pipes shall not be installed in attics, other place subject to freezing temperature unless adequate provision is made to protect such pipes from freezing temperature. 2000/2006 International Plumbing Code Section 305.6
The home has 4 bedrooms and 3 full bathrooms and a 50 gal. electric water heater. The electric water heater is too small. The GA state plumbing code amendment section 506 dated Jan 2001 requires a home of this size to have a minimum  66 gal. electric water heater.
The clothes closet new light fixture is an (open incandescent light fixture.) Clothes closets shall be limited to surface-mounted or recessed incandescent luminaires with completely enclosed lamps, and surface-mounted or recessed fluorescent luminaires. 1999-2008 National Electrical Code Article 410.8
The metal electrical box has an unused opening. Unused cable or raceway openings in boxes, shall be effectively closed. 1990-2008 National Electrical Code Article 312.5 (5)

The electrical junction box is missing a cover-plate All electrical boxes should have a cover, faceplate, or fixture canopy 1990-2008 National Electrical Code article 314.25
The three-quarter inch plumbing distribution water line is undersized for a five bathroom home. 2006 International Plumbing Code (Water Supply Fixture Unit Values tables   Table E201.1 Minimum Size of Water Meters, Mains And Distribution Piping Based On Water Supply Fixture Unit Values.
The front entry has five risers and should have a handrail. Handrails shall be provided on at least one side of each continuous run of treads or flight with four or more risers.  2000/2006 International Residential Code section 311.56 
The back door deadbolt lock requires a key to unlock the door.  All egress doors shall be readily openable from the side from which egress is to be made without the use of a key 2000/2006 International Residential Code Article 311.4.4
Weepholes are missing above the arch window. Weepholes shall be provided in the outside wythe of masonry walls at a maximum spacing of 33 inches on center. Weepholes shall be located immediately above the flashing. 1995/2000/2006 International Residential Code section 703.7.6
The basement floor is not fireblocked at the floor penetrations. All vents, pipes, ducts at floor penetrations, shall be sealed with fireblocking material.  2000/2006 International Residential Code section R602.8
The (Wood I Joists) are missing web stiffeners or squash blocks at load bearing walls above. I would recommend having a design engineer from the Wood  I Joist company inspect the floor system and correct as needed.
The bathtub is missing a water temperature limiting device. The hot water supplied to bathtubs  shall be limited to a maximum temperature of 120°F by a water- temperature-limiting device. 2006 International Plumbing Code section 424.5
The jetted tub is missing a pump access door.  A door or panel of sufficient size shall be installed to provide access to the  jetted tub pump for repair and/or replacement. 2000/2006 International Residential Code section P2720.1
The pictures below are a small sample of the many code issues that most non-code certified inspectors miss.
The furnace has an appliance fuel connector that is concealed in the furnace appliance housing.  Appliance fuel connectors shall not extended through, an appliance housing. 1995-2006 International Gas Fuel Code Section (411.1.2)
The surface mounted bedroom clothes closet (completely enclosed incandescent light fixture) is within 12 inches of the storage space. Code violation. 1996/2008 National Electrical Code Article 410.8 
Several piggyback trusses are not supported at their load bearing points.
There is no attic access to the attic above the front porch. In buildings with combustible ceiling or roof construction, an attic access opening shall be provided to attic areas.  2000/2006 International Residential Code section 807.1
The TracPipe CSST gas line should be bonded to the electrical system.  2006 Georgia Amendment to the International Fuel Code SECTION 310 (IFGS)
The dishwasher plumbing discharge pipe should rise and be secured to the underside of the counter. 2000/2006 International Plumbing Code section 802.1.6.
The plumbing drainage/vent system at the basement air handler has been drilled. Drainage and vent piping shall not be drilled, tapped, burned or welded.  2000/2006 International Plumbing Code section 707.1
The hanging light in the master bath is too close to the jetted tub.  Cord-connected luminaires, hanging luminaires, lighting track, pendants, and ceiling-suspended paddle fans shall not have any parts located within a zone measured 3 feet  horizontally and 8 feet  vertically from the top of a bathtub rim or shower stall threshold. 1999-2008.National Electrical Code Article 410 (D)
The basement gas-fired appliances need addition amounts of combustion and dilution air. The building code sets a minimum standard of 50 cubic feet of room volume for each 1,000 BTU per hour of aggregate input rating of the equipment. 2000/2006  International Residential Code section 1702.1
The basement gas appliances single-wall metal flue vent passes through and inside wall.  Single-wall metal pipe shall not pass through any attic, inside wall, concealed space, or floor. 2000/2006 International Gas Fuel Code section 503.7.6
The window beside the back patio door is not tempered glass.Glazing, in an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24-inch arc of the door in a closed position 1992/2006 International Residential Code section: R308.4
The plumbing drain sanitary tee is installed in a vertical to horizontal configuration. Plumbing code violation. 2000/2006 International Residential Code Table 3005.1
The gas water heater is missing its sediment trap.  A sediment trap shall be installed downstream of the equipment shutoff valve. 2000/2006 International Fuel Gas Code section 408.4
The gas water heater vent, (vents less then 2 feet from a vertical wall.) The vent pipe should be a minimum of 8' from a vertical wall. 2000/2006 International Gas Fuel Code section 503.6.6
The attic furnace have single wall metal flue pipes that originates in the attic.  Single-wall metal vent pipe shall not originate in any unoccupied attic 2000/2006 International Gas Fuel Code Section:  (503.7.6)
The basement office is missing a wall receptacle between the entry and closet doors.  Dwelling Unit Receptacle Outlets  Any wall space (2 ft) or more in width are required to have a receptacle. 1996/2008 National Electrical Code article 210.52 (2)
